Technically, Alcaidesa belongs to Cádiz, but the Costa del Sol often stretches its borders when it makes sense. I do the same, because most of my clients searching in Estepona or Sotogrande will also consider Alcaidesa. It sits just west of Sotogrande and before Gibraltar, and while it feels slightly separate, it is part of the same lifestyle mix.
This is a quieter, greener and more tranquil pocket of the coast. From Málaga Airport it is just over an hour’s drive, which some buyers find too far. But the English market especially loves it, because they can fly directly into Gibraltar from the UK. From there it is only a fifteen minute drive, which makes it convenient for anyone that can connect via London.
Alcaidesa translates to “duchess” in Spanish. For years it was the area next to Sotogrande where your money went further. That advantage still exists, but with Fairmont and Oku hotels now in place and major developers moving in, prices are already rising and the gap is closing.
Golf at the Centre
The La Hacienda Golf Resort is one of the most scenic on the coast, with two full 18 hole courses, the Links and the Heathland. They run from the hills all the way to the beach, with sweeping views of the Rock of Gibraltar and Africa on most days. It is golf on a grand scale, with mountain backdrops, sea winds and fairways that stay green year round.
Sal Verde adds to the experience. One restaurant sits in the clubhouse with Mediterranean cuisine and open views of the course and sea. The other is a halfway stop on the course itself, where players and visitors can grab a bite with Gibraltar and Africa on the horizon.
Hotels and Big Investments
Fairmont La Hacienda Costa del Sol has opened with 153 rooms and suites, three restaurants, two bars, a wellness centre with a 2,000 square metre spa, indoor and outdoor pools, and direct access to the golf courses. It has raised the bar for the area.
Oku Hotel has also launched here, bringing its Japanese inspired design and lifestyle brand. Between Fairmont and Oku, Alcaidesa has gone from a quiet alternative to Sotogrande to a destination in its own right.
Developments and Property
One Eden, a major developer from Gibraltar, has been the most active. They first launched Infinity Alcaidesa, a hilltop project with views straight to Gibraltar. Then came Serenity Alcaidesa, frontline golf with a resort feel, communal gardens, amenities and lagoon style pools just steps from the clubhouse. Prices in 2025 range from around €450,000 up to €1.3 million for the largest penthouses.
The area has a mix of apartment complexes and villas. Buyers come here less for Marbella style showpieces and more for spacious homes with open views and golf on the doorstep.
Lifestyle and Living
The town itself is small and quaint. You will find a couple of boutique hotels, a small commercial centre with shops, restaurants, a pharmacy and a police station. The beach is wide and sandy, with more than enough space even in high season. DBlanco Beach Club and One Eden’s beach club are the main names, both offering food, drinks and a relaxed setting right by the sea.
Daily life here revolves around golf, residential calm and easy access to Gibraltar. Sotogrande’s harbour and famous clubs are minutes away, Marbella is under 30 minutes if you want more buzz, but Alcaidesa itself is about SUVs, Land Rovers and golf buggies.
Market and Movement
Alcaidesa has land left to grow, and demand is climbing. What was once a local secret is now firmly on the radar thanks to Fairmont, Oku and One Eden and the Costa del Sol’s growth. The English market leads demand because of Gibraltar Airport, but buyers from across northern Europe are following.
Prices are still below Sotogrande, but the trajectory is clear. For those who want golf, sea views and sandy beaches without paying Sotogrande prices, Alcaidesa is one of the last strongholds on the coast.
Closing Thoughts
Alcaidesa is not for everyone. Some will find the drive from Málaga too long, others will want more nightlife and glitz. But for buyers who want greenery, golf, space and a fifteen minute hop from Gibraltar Airport, it makes perfect sense.
It is golf clubs and golf buggies, not nightclubs and Lamborghinis. Wide beaches, not crowded chiringuitos. A place where you still get more for your money, but where that money will not stretch as far for long.
