On a new build you pay 10% IVA plus 1.2% stamp duty in Andalucía. On a resale you pay 7% transfer tax and no stamp duty at all. Either way, add roughly 1% for legal fees plus notary and registry costs, all of which the calculator already includes. That is why it separates cash needed upfront from the mortgage itself: banks lend against the price, never against the taxes and fees.
Non-residents can usually borrow up to 70% of the purchase price, though the sweet spot is around 60%. Residents can borrow a little more. Terms run until age 75 at most Spanish banks, which is why your age sets the maximum term. Rates are negotiable, especially with insurance packages, so treat the default here as a starting point and get real offers before you commit.
