Once, I was driving a Saudi client along the Golden Mile, a successful investor with more than twenty million to spend on a holiday home & investment. He had done countless deals and knew far more about investing than I did. I asked him why branded residences were so attractive to him. I never saw him wear anything branded or with any logos, and he had previously told me he couldn’t care less about designer shoes. He looked at me, smiled, and gave me an answer I still think about today.

In his city everyone can buy a Rolls or a Bentley, but he is the only person who owns a specific unique number plate. That plate cost him five times more than the car itself because it was truly one of a kind. Then he pointed at the Fendi apartments being built and said, it is the same with homes. Anyone can buy a luxury apartment or a villa, and they will build thousands more like them. But nobody can mass produce a Dolce and Gabbana residence, or a Karl Lagerfeld villa, or a serious hotel branded home. If I ever resell, I am not competing with thousands. I am competing with a handful in the entire world.
Also, I know I’m getting a service and standard, designers and hotels would rarely pout their name on something not up to standard.

That conversation is still the clearest way I can explain branded residences on the Costa del Sol. They are not just logos or glossy brochures. They are about governance, design that lasts, and the kind of generational wealth that comes from owning something truly unique. A branded community brings a level of protection and identity that ordinary projects cannot copy. People care about how it feels to live there, and about the numbers just as much. On this coast, the strongest results come when story, service, and scarcity align.

Why Branded Works Here

Hotel brands have done this for many years. Designer houses joined because they want a place that carries their name for the long run. It is heritage and lifestyle and yes it is profitable. The brands do not want these cprojects to fail. They represent what that name stands for.

Each branded residence is an extension of the brand itself. Dolce & Gabbana will never look like Karl Lagerfeld, and Lamborghini will never feel like Four seasons. Hotels bring their service culture, fashion houses bring their design language, and both stamp their identity clearly into the project. Some apply that only to the interiors, while others carry it through the entire architecture and amenities. That is the distinction that matters when you look at them.

Design Hills by Dolce & Gabbana

Design Hills is the most hands on designer project Marbella has seen. This is not a logo on a cushion. It starts with the outside facade, kitchens follow the brand language. Wardrobes and walk in closets are designed by the house. Moucharabieh privacy panels on terraces, majolica around the pools, a proper residents club with wellness and sport. They could have picked Rome, Singapore, New York or Los Angeles. But they put their second project in the world in Marbella. That is a market signal. One of my clients bought here for 5,7m Less than five months later his neighbour paid 7,2m for the same mirrored unit, and they had not even placed the first brick yet. We will see where pricing lands in 2028 when the apartments are completed.

EPIC Marbella By Fendi Casa

EPIC arrived in phases and quietly changed the conversation. Fendi here is largely interiors offered as a line. The developer, Sierra Blanca Estates, executed. Early buyers in 2021 had options just under 3,000,000 on certain units. Today select resales sit in over 13,000,000 for the right homes. More important than numbers is the feel. The community is a mix of world class athletes, serious importers, entrepreneurs and private families. People buy it for the order, the design, community network and the discretion. That is true of most serious branded communities here, not only EPIC.

Karl Lagerfeld Villas

Five villas only. Warm materials, reflective planes, bridges over water to guest pavilions and pools that feel like moats. They are the opposite of the white cube stereotype. The façades shimmer, the gardens are lush and private, and each villa shapes its own identity. Living spaces slide open to nature, roofs and pergolas catch the light, ceilings stretch tall, and mirrored exteriors reflect sky, trees and sea all at once. I have tried putting them into words and always end up saying the same thing. No explanation does it justice, and I normally just show them instead.

 

Armani Residences Marbella

This is the one I waited longest to write about, It is real now. Armani is doing its first residential project in Spain, above the Golden Mile, and the detail that matters most is this: Giorgio Armani designed it himself. The project was finalised and the building license applied for while he was alive. He died in September 2025 at 91, and nothing here was decided after him. This is his work, not a name stitched on later by a licensing department. There will never be a second first Armani in Spain.

Thirty three residences on one of the last large private plots left on the Golden Mile, up in Nagüeles. Around 50,000 square metres of land, low density on purpose, set into nature facing out to sea and the Sierra Blanca mountains and the la concha peak behind. Armani Casa on the design  which is very neutral actually and the furniture packs are optional.

The lineup tells its own story. Sierra Blanca Estates again, forty years on this coast and the same family behind EPIC, Design Hills and the Lagerfeld villas. Alongside them, Palya Assets, the vehicle run by Abel Matutes Prats who comes from a long line of sucessful investments and hotels and Rafa Nadal.
Nadal has worked with Armani and been wearing their underwear since 2011, so this is less a celebrity bolted on and more a circle closing.

Then there is the neighbour, which nobody planning this picked by accident. Behind the plot sits Finca El Batatal, the official Spanish residence of the Al Nahyan family, the rulers of Abu Dhabi. Not a villa. Several hectares, two palaces, a helipad, It’s a monster.
When a Gulf ruling family plants its summer home on a stretch of coast and Armani builds the plot directly in front of it, that is not a coincidence.

And Armani simply does not put its name on volume. Eleven residential addresses on the planet, from the Burj Khalifa to 760 Madison in New York to Sunny Isles in Miami, and every one of them became the reference address in its city. Marbella is the first in Spain. The club, the concierge, the spa and the security all matter, but on a project this small the real amenity is the other thirty two front doors. At this level you are buying the neighbours as much as the home, and a brand like this curates who walks through.

I will be on this one closely, the way I am with every project I actually place clients into. The glossy renders only tell part of the story. The rest is in the plot, the build and who ends up living there, and that is the part you only see if you are on the ground.

Versace Villas

Versace’s arrival in Marbella was unveiled in the summer of 2025 with a collection of villas above Nueva Andalucía. The design is unmistakably theirs, with bold lines, strong interiors, and a certain theatrical presence that you either fall for immediately or not at all. These are collector pieces, created for buyers who want something that carries the full weight of the Versace name rather than just a nod to it. Limited keys, curated finishes, and a location high over the valley make it less about blending in and more about owning something rare.

Four Seasons Marbella

For years this was the slow burn that sometimes felt like no burn at all. The plot was there, the designs were there, the ambition was never in doubt, but timelines kept sliding and the ground stayed quiet. In early 2026 that changed. One of the landowners, Ricardo Arranz, sold his part, and the project finally cleared the wall it had been stuck behind. Marbella town hall has given it the green light, signing off close to 9 million euros of urbanisation works on the El Pinar site at Río Real, with environmental approvals in. After all the years of waiting, this one is actually moving.

The site east of Marbella near Río Real was always exceptional, and the plans match it. A Four Seasons hotel of around 200 rooms, with villas, townhouses and apartments, and Four Seasons service built into daily life from day one. Space for beach clubs, a restaurant village, parks and wide green areas, with new road infrastructure, an underpass and a footbridge over the A7 folded into the works the town hall just approved. The whole development sits in the 650 to 740 million euro range, which tells you the scale of what is finally coming out of the ground.

Pre sales on the residences are expected to open in the first half of 2027, with first deliveries around the end of 2029 and the full resort landing in the early 2030s. A long runway, but a real one now, with permits behind it rather than promises in front of it. When a Four Seasons of this size lands on Marbella East it does not just add another flag, it redraws that part of the map. Stay tuned, because this one is big.

Elie Saab Villas

This project never moved forward.

It was planned as a small collection of five branded villas beneath Sierra Blanca, positioned as a quiet and refined designer concept rather than a loud luxury statement. The idea was to introduce Elie Saab’s clean, elegant aesthetic into Marbella with sharp architecture, curated interiors, and a focus on light, proportion, and flow.

While the concept attracted attention at the time, it remains a cancelled project and does not form part of the active branded residences market on the coast today.

Terra Viva by Automobili Lamborghini

Terra Viva brings the marque’s geometry into livable plans. Three typologies, limited keys, a bold look that carries through every detail. A car badge on paper means nothing. Here the architecture actually holds the spirit, the windows form a recognizable headlight pattern and a car elevator can place your car in the living room, where hopefully it is a Lamborghini. The development counts fifty three villas in total, each placed on its own level so views are never blocked. Terraces run wide, infinity pools spill into the horizon, and interiors echo the sharp lines and contrasts you would expect from the brand. It feels more like a sculpted collection than a neighbourhood, built for people who want a design object as much as a home.

St. Regis, Casares

Being developed by Caledonian, St. Regis brings its brand of heritage and service to Casares with a new resort and branded residences. Positioned close to Finca Cortesín, it adds another global hotel flag to this part of the coast. St. Regis is known for its uncompromising standards and governance, which is exactly why developers and investors see long-term value in the name. For the western stretch of the Costa del Sol, this project is another sign of how far the market has matured.

Marea By Missoni

Missoni interiors inside the orbit of one of Spain’s most respected resorts. Quiet confidence fits Casares. It makes sense for buyers who want resort life with fashion language rather than volume branding.

Fairmont La Hacienda

A full resort on the western arc with branded residences looking over Gibraltar and the African coast. Already open and trading. On a clear day the view stops even the most jaded buyer mid sentence. It anchors that side of the map.

 

Angsana by Banyan Tree

Early stage but one of the most significant moves on the coast. Angsana will be Banyan Tree’s debut in Spain, set inside the 200 hectare masterplan of Real de La Quinta above Marbella. Only the second Angsana in Europe, which tells you how carefully they choose their ground.

The hotel and residences are built around the idea of wellness, family and nature. Ninety rooms and suites curve around a courtyard with orange trees and water features, while branded residences add private courtyards, pools and daily services. There are adults and family pools, three dining concepts, a full spa, kids club and spaces designed to feel airy and modern while still rooted in Andalusian landscape.

Beyond the walls, the setting is as much a draw as the design. A lake with its own beach, moonlit paddles, hikes into the Sierra de las Nieves biosphere, and restaurants run by Azotea Grupo make this a resort and a community in equal measure. For buyers, it is not just an early entry into a global brand, but a foothold in one of the most ambitious new masterplans Marbella has seen.

Four Seasons
The slow burn that sometimes feels like no burn at all. The plot is there, the designs are there, the ambition is certainly there, but progress has been years in the waiting. Plans call for a hotel, villas, townhouses and apartments, with Four Seasons service built into the lifestyle from day one.

The site east of Marbella near Río Real is exceptional, with space for beach clubs, a restaurant village and wide green areas. On paper it has everything. In practice it has been a long wait and timelines keep moving. When it does finally break ground it will change the map,

Las Chapas Beachfront Macro Resort

Many first heard this as W Marbella. Same beachfront site in Las Chapas, different posture, and now a far bigger one. The W is gone and this has become a full St. Regis, a five star hotel and branded resort on Marbella East rather than residences alone. It sits on a 162,000 square metre beachfront plot beside the protected Real de Zaragoza dunes, one of the last coastal sites left big enough to hold something this size. Platinum Estates and Sierra Blanca Estates are behind it, with the project value now north of 350 million and the hotel deliberately kept small at 150 keys, alongside 170 branded residences, a beach club and three restaurants. After almost a decade stuck in planning, Marbella town hall signed off the urbanisation licence in 2026 and works are underway. Expect a serious beachfront resort with proper residences holding the St. Regis standard. As the details firm up I will keep this updated.

Higuerón North Residences (Hilton & Curio)

A straightforward example of branded living anchored by a resort. Higuerón North is the phase tied most closely to Higuerón Hotel Curio Collection by Hilton, with residences that follow the hotel’s structure of limited owner use and steady yields around six percent, Owners tap into the same restaurants, pools, spa, gym and concierge services that define the hotel experience.

Most of the other phases in the Higuerón masterplan also give residents access to the resort, but those homes are not branded. North Residences is the curated one and still not technically branded. It offers predictability, governance and a sense of order that makes it feel closer to a branded residence than the rest. For some buyers that balance of lifestyle and certainty is exactly the appeal. For others, the limits on personal use and the capped returns can feel restrictive, so it is worth weighing carefully whether the security is worth more to you than the flexibility.

Waldorf Astoria

In late 2025 Higuerón acquired the almost forgotten Marbella Golf Country Club and, together with Hilton, is transforming it into Higuerón Marbella Golf Resort, anchored by Spain’s first Waldorf Astoria hotel and branded residences, with a reported investment of around 220 million euros and a targeted opening in 2029.

Wyndham

Wyndham in Mijas is not the most aspirational luxury name on the coast, but it does bring something very specific.
You are buying into a global hospitality system with a working rental structure, clear operating standards, and a name that is widely recognised internationally, even if it still carries a light timeshare flavour.

Meliá, New Golden Mile

For years this was the Kempinski, the landmark hotel on the New Golden Mile in Estepona quietly selling serviced apartments at more reachable prices for buyers who wanted hotel level service without stepping into the ultra luxury bracket. The site has now been sold and is being reworked under the Meliá brand. A new operator, a new identity, and worth watching to see where it positions itself once the relaunch takes shape. I will update this as it firms up.

Marriot, Marbella East

In Marbella their resort has quietly attracted buyers who prefer an internationally trusted name and professionally run holiday living at a more realistic entry level than typical branded luxury residences.

Non Branded Luxury That Still Belongs In This Talk

Not every trophy needs a logo. UNO on the Golden Mile is the last true front line plot there. Invitation only. Solvilla had a hand in curating sales and it is one of the rare schemes where some owners and the agency resold before taking possession. Dunique sits on the dunes of Marbella East with at the dunes and beach right at your feet. Tyrian Residences on the Estepona beachfront sits beside Trocadero with a strong identity and full service. On the other side of Trocadero a new unbranded beachfront was launched called Sierra blanca by the sea with entry pricing at 2,9m and 12m for the villas during the launch stage.
The Atlas building at The View Marbella is a different kind of collector piece. The circular crown and that round penthouse are already a landmark above the valley. In Sotogrande, La Reserva’s The Seven and The Fifteen are fully custom, architect led compounds where the design and scale is the masterplan itself.

Inside Only Versus Inside And Out

This is the single most useful lens for buyers. EPIC with Fendi is largely an interior program you could select. It sets a mood and ties the community together but it does not claim your exterior. Dolce and Gabbana is different. It runs through the homes, the amenities and the club. Lamborghini, Versace, St. Regis and the larger hotel flags carry the outside and the inside in the creator’s style and in the operator’s playbook. Decide whether you want a design language or a full ecosystem. They are different, and so are the outcomes.

What Is Coming Next

St. Regis is coming to Benahavís. One&Only has scouted the coast. La Zagaleta will do something serious, with a hotel element and likely a limited number of branded homes. This is where a mature market goes.

A Straight Talk On Returns

I am not in the business of promising numbers. I am in the business of removing doubt. The best branded homes do three things that support value. They keep standards high, they make life easier, and they are genuinely scarce. That is why early EPIC buyers did well. Units that launched around 3,000,000 now change hands above 13,000,000. That is why a neighbour paid 7,250,000 for the same Dolce and Gabbana plan five months after my client bought at 5,700,000.

Missoni at Finca Cortesín is not even finished yet, but early buyers at around 1,000,000 are already sitting on at least 30% uplift. On the other side you have projects like Higuerón North, where the yield sits at 6% with a cap on personal use and profit. With a several year contract.
You are not buying into sudden growth, you are buying predictability. The numbers are steady, but they will never look like the jumps at EPIC or Dolce. And your rental income is limited.

This is the pattern. Some branded residences create double digit growth in a year, others hold steady and deliver a capped return. The common thread is that none of them collapse into the noise of the ordinary market. The brand protects you, and that protection is what keeps the numbers working in the long run.

Final Word

Branded residences on the Costa del Sol are here to stay. Some buyers want the certainty of a hotel flag and the discipline that comes with it. Others want a design house that turns a home into a signature piece. Others want pure luxury without a brand at all. All three are valid. The right choice is the one that fits your life and your numbers.

I spend my days on this ground. I know these projects in detail because I walk the plots, speak with the developers, and track them long after the launch videos fade. I have seen the pros and cons in practice, done the due diligence and placed clients in them. The glossy images only tell part of the story. The reality is in the governance, the build, the delivery and the resale. That is the part you only see when you live with these projects every day.
