Property here is measured in square metres. Type the m² and read the square feet, or turn it round. One square metre is 10.76 square feet.

Type in either box, or press the arrows to turn it round.

Built, usable and plot: the three sizes on a Spanish listing

A Spanish listing can show up to three numbers. They measure different things, so the same flat can be 100 m² on one line and 85 m² on the next.

Built metres (metros construidos). The walls count. In a block the listing may say con zonas comunes: your share of the stairs, lobby and lifts is in the number too. This is the size in the deed and in the Catastro, and the one most listings quote.

Usable metres (metros útiles). The floor you walk on, inside the walls. Often a tenth or more smaller than built: a 100 m² built flat is often 85 to 90 m² usable.

Plot (parcela). For a villa or a townhouse, the land. Quoted in m², sometimes in hectares. It is not part of the built size.

Terraces. The Catastro counts a covered terrace at half, in full when it is closed on three sides, and an uncovered terrace not at all. Agents are freer with terraces, so ask which figure the listing quotes.

Which size to trust. The one in the nota simple from the property register, and the one in the Catastro. Ask for both before you offer. The two can differ from each other and from the listing. A big gap is a question for your lawyer, and the bank’s valuer starts from the registered size, not the listing.

Common questions

How many square feet is 100 square metres?

1,076 square feet. A 120 m² flat is 1,292 square feet, a 200 m² villa 2,153.

Why does the listing say two sizes?

Built metres, construidos, count the walls and often a share of the common areas. Usable metres, útiles, are the floor you walk on, often a tenth or more smaller.

Are terraces included?

Sometimes, and sometimes at half value. Ask which figure the listing quotes.

What are metros útiles?

The usable metres: the floor you walk on, inside the walls. The kitchen, the bathrooms and the corridors count; the walls, the pillars and the ducts do not. Often a tenth or more smaller than the built figure, and the size you actually live in.

What are metros construidos?

The built metres: the usable floor plus the walls, and half of any wall shared with a neighbour. This is the figure in the deed and in the Catastro, and the one most listings quote. When the listing says con zonas comunes, your share of the block's stairs, lobby and lifts is in the number too.

What is the parcela?

The plot: the land a villa or a townhouse stands on, in square metres, sometimes in hectares. It is not part of the built size. A 1,000 m² parcela with a 300 m² villa is a 1,000 m² plot, not 1,300.

What does total mean on a brochure?

The sum a developer prints at the bottom: the usable metres plus the walls give the built metres, then the terraces, often counted at half, and a share of the common areas come on top. Read the lines above the total, and compare homes by their usable metres.

Where do I find the official size?

In the nota simple from the property register and in the Catastro. The Catastro is free to check at sedecatastro.gob.es with the referencia catastral, a number the agent can give you.

How many square metres is an acre?

4,047. A hectare is 10,000 m², about two and a half acres.
